AHDC updates design of seminar road development

Alexandria Housing Development Corp. has released updated architectural plans for their new Seminary Road development that allow families to purchase condominiums at an affordable price instead of being stuck.

The development will take place east of the Seminary Road Fire Station (206) and will replace three single family homes, including a group home currently used by Sheltered Homes of Alexandria. The houses are located at 4547, 4555 and 4557 Seminary Roads (see map below).

AHDC is hosting a virtual community meeting on Tuesday, May 25th at 7:00 p.m. to discuss updated plans for the property with AHDC representatives and representatives from Alexandria-based project architect Rust Orling. Click here to register for the Zoom webinar.

In a virtual community meeting earlier this year, AHDC officials said the townhouses would be aimed at those who earn 80 percent of the area median income (AMI), which generally ranges from $ 70,000 to $ 100,000 a year depending on family size. AHDC is working to figure out how to make and maintain the townhouses affordable, including introducing restrictions that allow families to build justice but ensure affordability for the future. ADHC is testing a large number of models for this purpose.

According to AHDC:

The design has seen significant changes since the first proposal. The latest changes are reflected in this “Concept 2” plan (PDF). Concept 2 includes:

  • 37 condominium units (31 terraced houses and 6 condominiums).
  • 3 apartments owned by Sheltered Homes of Alexandria (SHA).
  • 2 garage spaces per townhouse plus 18 parking spaces (for SHA, residents of condominiums and guests)
  • Preservation of approx. 51% of the site’s open space and improvement of pedestrian access to urban parking spaces on the site.
